Winter Ready: A Complete Guide to Keeping Your Rental Home Safe, Warm, and Comfortable

Edmonton winters can be demanding on homes and heating systems. A few regular checks can help tenants stay comfortable and help property owners avoid preventable damage. This guide explains what to watch for, how to prepare and when to contact Realty Canada Inc.

1. Keep your heat working consistently

Maintain heat throughout your home, including when you are away. Follow the temperature guidance provided for your property. If a room becomes unusually cold or your home is unexpectedly chilly in the morning, contact your property manager promptly rather than waiting for the problem to worsen. [2]

Check that your thermostat responds and shows the expected settings. If it uses replaceable batteries, check them before winter and replace them according to the manufacturer’s instructions or whenever a low-battery warning appears. A thermostat that loses power may stop calling for heat.

Keep windows, patio doors and balcony doors closed during freezing weather, especially near hot-water baseboard heating. Cold drafts can freeze water-filled heating pipes. If your unit is too warm, contact the property manager for help adjusting the system instead of leaving a window open.

2. Give your heating system room to work

Move furniture and drapes away from baseboards and keep supply vents and return-air grilles unobstructed. Follow equipment clearances and property instructions. Good airflow helps heat reach the rooms where it is needed.

For homes with a furnace, check the filter as directed and clean or replace it using the correct type and size. Follow the manufacturer’s schedule and your property’s maintenance arrangements. Dirty filters can restrict airflow, increase energy use and damage equipment. Ask the property manager if you are unsure who handles filter changes. [3]

Tenants should report weak airflow, repeated heating interruptions or unusual equipment behaviour. Owners should confirm that any required professional service is arranged and that unresolved concerns receive follow-up.

3. Watch for frozen plumbing

A sudden loss of water, an unusually weak flow during extreme cold, or ice around plumbing may signal freezing. Contact the property manager immediately. Do not use an open flame or try to dismantle plumbing or heating equipment. [2]

If a pipe or toilet cracks and water is escaping, use the emergency maintenance number. Stay away from water near electrical equipment. If safe and you know the correct valve, shut off the affected water supply while seeking urgent help. Do not operate unfamiliar building valves.
