What steps will be taken to find tenants?
Advertising is very important in obtaining the right tenant for your property. We employ at least 3 separate websites for online ads, as well as use signs and print advertising where appropriate. We meet potential tenants to show property when it is convenient for them, and our property managers work together to ensure no good prospects are lost and the most suitable tenant can be found for each unit.
How are tenants selected?
Selecting the proper tenant is a very important part of what we do. We take care to qualify tenants by doing background checks and reviewing rental history in detail; additionally, we verify income and employment to ensure there are no issues with payment of rent.
Who decides the rental price?
For all of our properties, we do market analyses and rent reviews to ensure the rent proposed for your property is at the market rate. An owner’s collaboration in this process is key. We value your input, and we ensure we’ve done our homework for you.
How will maintenance issues be looked after?
We advise you when maintenance is required, and we can then look after it promptly and courteously. We have used a number of reliable trades people over the years and have built relationships ensuring we get the best rates and quality of service.
We are also available 24 hours a day, 365 days a year for emergencies – and so are our trades people. We will ensure your property is safe and secure, and well maintained.
How are finances handled?
Monthly financial statements are posted to your own private online portal. An email alert will be sent to you when these statements are prepared and available to you.
As your statements accumulate, they will show you monthly and year-to-date data, allowing you to view a small section of information – or the big picture. This allows you to have all your information at your fingertips at any time that is convenient for you, not just when our offices are open.
Each month we will deposit funds directly to your bank account. This ensures you don’t need to wait for cheques to clear or make trips to your bank. We keep all your funds secure in an audited trust at a Canadian bank.
